Built for the water

A house that knows what it was built to look at.

Riverbend is the older, quieter pocket of Sun City Hilton Head, the side where the lagoon widens out and the lots that face it command a different kind of premium. 40 Catamaran sits on one of those lots, oriented so the great room, the breakfast area, and the screened lanai all open onto the same horizon.

The plan is single-story on purpose. Three bedrooms, plus a den that doubles as a private office, plus a formal dining room with a tray ceiling and a bay window. The kitchen runs an oversized granite island down the center and connects without doors to the great room beyond. The far wall of the great room is windows.

The screened lanai is the room the residence is actually organized around. Twin ceiling fans, beadboard ceiling, full-width screen, and a roofline that protects the view in any weather. It is large enough for separate sitting and dining arrangements, and quiet enough that on most evenings the loudest thing on the property is the fountain on the other side of the water.

There is an unfinished space above the main floor that could be built out to add up to 325 square feet of finished area should a future owner choose. The plumbing, the framing, and the access are already in place.
